The history of this old Suffern Park, New York colonial cape is as follows. Over the years, before American Design & Build started the complete rehabilitation of this classic, it had undergone a numbers of additions, alterations and room layout changes.
The first was enclosing the breezeway connection between the house and the one car garage. This room was transformed into a 3 seasons room with jalousie windows and an old two-part Dutch door. The next addition was a second floor dormer out the back of the house to create a master bedroom on the second floor. A few years after, the dormer addition on the front was added with a second floor bathroom and a re-location of the main stairway. These additions transformed the small 2 bedroom colonial cape into a main stream 4 bedroom 2 bath residence.
Shortly after all this work was completed, the homeowner decided to finish the basement and add a large recreation room with bar area, 1 more bathroom, laundry room and a workshop.
When we started the Phase 1 rehab on this project for our client in 2012, we went right down to the core of the structure, upgrading the electric service and upgrading the plumbing systems by adding a new hi-efficiency furnace and HWH unit. We added energy efficient windows and vinyl siding with foam exterior insulation to give as much r-value to the old building envelope as possible.
Slowly AD&B refinished all the knotty pine trim and bookcases plus all the trim areas on both floors. We updated the kitchen cabinets and installed energy efficient kitchen appliances. We replaced the kitchen floor as part of the kitchen rehab. Next we updated the bathrooms with new fixtures and tile work. We re-lined the chimney to clear the flue and make it operational again.
To finish off the project all the oak floors on both levels were sanded and refinished. A full interior and exterior trim paint job ended this phase of the project.
On the exterior, AD&B removed old stone patios, refreshed old bluestone areas and created new paver and patio areas to accentuate the great existing stone features around the house. Finally we enclosed the entire rear of the property with a 3 foot high by 2 foot wide stone farmers wall.
In 2014 phase 2 of this project was started. AD&B totally renovated the basement area for our client to create a 1 bedroom in-laws apartment complete with new kitchen, bath and private entry.
